Stately 1920s–’30s homes, leafy setbacks, and a true village define the Greater Hancock Park Area—an umbrella locals use for the Hancock Park, Windsor Square, Larchmont Village, Fremont Place and Brookside neighborhoods (with some including adjacent Country Club Park, Wilshire Park, and Windsor Village). Many of these smaller designated areas hold HPOZ (Historic Preservation Overlay Zone) protection, keeping the history of the area intact and the property values high.
A few miles south of the heart of Hollywood—and near Paramount Pictures—this is central Los Angeles at its most residential and walkable: errands on Larchmont, neighbors chatting on tree-lined blocks, and the Sunday Farmer’s market.

Hancock Park is also home to the consular residences for the UK, Turkey, Japan, South Korea, Argentina, and Canada so an occasional visit from a prince, princess or foreign dignitary is certainly not out of the question.
HPOZs: What to Know
Much of the area’s character is protected by Historic Preservation Overlay Zones (HPOZs). In practice, exterior changes visible from the street are reviewed for compatibility—and yes, often denied. Interiors can be modernized far more freely, but people gravitate to this area for its architecture, so if your interiors don’t reflect your exteriors, you may devalue your Hancock Park Real Estate for future buyers.
The HPOZ protection is why you can still drive the streets and actually see the houses—low walls, minimal gates, and an emphasis on maintaining the history of one of Los Angeles’ oldest neighborhoods. Properties in HPOZs can also more easily qualify for the Mills Act, which can significantly reduce residents’ property taxes as well.
Larchmont Village: Your Daily Hub
The boulevard is the neighborhood’s living room: cafés, boutiques, essentials, and the beloved Larchmont Village Farmers Market (Sundays, plus a Wednesday weekday market). Expect to see neighbors catching up over coffee or ice cream on the boulevard.
Membership Clubs & Civic Anchors
Local life for many long-term residents has orbited the Wilshire Country Club and the Los Angeles Tennis Club—historic membership institutions that host tournaments, charity events, and community moments—along with cultural mainstays like the Ebell of Los Angeles and the Getty House, the official residence of the Mayor of Los Angeles in Windsor Square (often a backdrop for civic and fundraising gatherings).
